  • Transparency of initial fees and leasehold rights:
    • Initial Fee (6 - 9 Million THB): This price reflects the value of a 70 - 100 sq.m. ocean-view room and exclusive premium living privileges.
    • LTR-WGC Link: This cost is included in the Investment Bundle to qualify for a 10-year LTR visa with a total investment of 500,000 USD.
  • The 13 Year Financial Reversion:
    • Your initial investment will be managed by AWreit&co Co., Ltd., and you will receive your principal back in full along with annual interest for 13 years.
    • Here's the most important difference: You live a luxurious, secure, and healthy retirement while your large investment remains intact and is being repaid.
  • A Value-for-Money Monthly Fee of ฿60,000/month: This fee covers all premium services, including maintenance of larger common areas, 24-hour security, and access to JCI-accredited medical facilities. Separate Emergency Health and Investment Security

The Rising Sun's financial structure provides two core security measures with transparent and reliable mechanisms to protect both your health and assets:

1. Buyback Guarantee:

  • We offer a guaranteed buyback of 70% of the initial lease value after 15 years of residence.
  • Health Emergency Withdrawal:
    • This is our most important health guarantee: If a resident enters State 2 or State 3 and needs to pay for medical expenses within the program, they are entitled to a prepayment of 70% of their guaranteed initial enrollment fee.
    • Prepayment Rate:
      • Guests in State 2: Up to 20% prepayment available.
      • Guests in State 3: Up to 50% prepayment available.

2. Investment Benefits of LTR-WGC (The AWreit&co Return):

  • The investment amount used to meet the LTR-WGC qualification requirements will be invested in AWreit&co Co., Ltd.
  • Guaranteed Repayment: You will receive the full principal back along with annual interest over a period of 13 years according to a fixed schedule.
  • Drawout Restrictions: The investment in AWreit&co will be paid out according to a fixed schedule and cannot be drawn in advance, unless you sell your investment rights to another interested party.

This mechanism ensures that your funds are wisely allocated, with a portion used to guarantee access to the best possible healthcare in emergencies, and another portion invested to generate returns on a clear schedule.
