The "Rising Sun" program is designed with a financial structure to provide you with unparalleled residency privileges and secure asset management. Program costs are divided into three main components to address both obtaining a Long-Trial Visa (LTR) and enjoying a fulfilling lifestyle.

  • 1. Long-Term Residence Permit (LTR) Investment

    To meet the requirements of the Thai government's LTR-WGC (Wealthy Global Citizen) visa, you must invest through the mechanism provided by the program:

      Investment Value: 18,000,000 THB (or approximately 500,000 USD)
      Investment Form: Invest in investment units issued by AWreit&co Co., Ltd.
      Benefits: *Eligible to apply for a 10-year LTR Visa (with dependents)
          - Principal Protection: 100% return on investment upon completion of 13 years
          - Return: Receive dividends/interest 4.5% per annum (paid annually)

  • 2. Leasehold Entry Fee

    This is the initial fee for registering leasehold rights in the project's condominium, which comes with maximum financial security:

    Medical Liquidity Privilege: In case of emergency, you are entitled to an advance payment of 70% of the guaranteed repurchase amount to cover medical expenses (subject to State 2 and State 3 conditions).

  • 3. Monthly Service Fee

    This fee covers Omotenashi services and premium healthcare within the program:

      Service Rate: 60,000 THB / month
      Coverage includes:
          - Healthy Meals: 3 meals a day, designed by a nutritionist. (Emphasis on authentic Japanese flavors)
          - Nursing Services: Primary care and health check-ups by the JCI Nursing Center within the project.
          - Facilities: Onsen, swimming pool, fitness center, and recreational activities.
          - Housekeeping Services: Room cleaning and general tidying.
          - Security System: 24-hour security and emergency services.

Compared to typical projects, The Rising Sun offers the "lowest sunk cost" as the majority of your capital (18 million baht and 70% of the initial payment) is guaranteed a clear return, making your retirement in Thailand a smart and worthwhile investment.
